Job Description
The General Maintenance Technician (GMT) is responsible for performing a wide range of maintenance, repair, installation, and troubleshooting activities to ensure the safe, reliable, and efficient operation of facility systems and equipment. This position performs preventive, predictive, and corrective maintenance across multiple skilled trades, including HVAC, plumbing, carpentry, painting, low-voltage electrical systems, and fuel systems. The General Maintenance Technician also conducts routine inspections, identifies maintenance needs, and completes repairs to minimize equipment downtime and maintain a safe working environment.
RESPONSIBILITIES
• Perform preventive, predictive, and corrective maintenance on facility systems, equipment, and building infrastructure.
• Troubleshoot, diagnose, and repair mechanical, electrical, plumbing, HVAC, and building-related issues.
• Install, maintain, and repair facility components including doors, ceilings, flooring, fixtures, lighting, and other building systems.
• Perform carpentry, painting, drywall repair, and general building maintenance as needed.
• Maintain and repair plumbing fixtures, piping, valves, and related systems.
• Assist with the inspection, maintenance, and repair of fuel systems in accordance with established procedures.
• Perform basic troubleshooting and repairs on low-voltage electrical systems and equipment.
• Conduct routine, scheduled, and emergency inspections of facilities and equipment to identify maintenance needs and prevent equipment failures.
• Respond promptly to maintenance requests and emergency repair situations.
• Maintain accurate maintenance records, work orders, and inspection documentation.
• Operate hand tools, power tools, testing equipment, and maintenance machinery safely and effectively.
• Ensure all work complies with applicable building codes, safety regulations, and organizational policies.
• Maintain clean, organized, and safe work areas.
• Assist with facility improvement projects, equipment installations, and renovations as assigned.
• Collaborate with vendors, contractors, and other departments when necessary.
• Participate in on-call rotations or work overtime as required to support facility operations.
QUALIFICATIONS
• High school diploma or GED.
• Experience in facility maintenance, building maintenance, or a related skilled trade.
• Working knowledge of one or more maintenance disciplines, including HVAC, plumbing, carpentry, painting, electrical, or mechanical systems.
• Experience troubleshooting and repairing facility equipment and building systems.
• Ability to read and interpret blueprints, manuals, schematics, and technical documents.
• Proficiency using common hand tools, power tools, and diagnostic equipment.
• Ability to prioritize multiple tasks and respond effectively to changing maintenance needs.
• Strong problem-solving and troubleshooting skills.
• Valid driver's license with an acceptable driving record.
Preferred
• Technical, vocational, or trade school education in a maintenance-related field.
• HVAC certification, EPA Universal Certification, or other applicable trade certifications.
• Experience maintaining fuel systems.
• Experience working in healthcare, manufacturing, industrial, commercial, or large campus facilities.
• Basic knowledge of building automation systems (BAS) or computerized maintenance management systems (CMMS).
